
Why am I always nagging my clients [and even non-clients] about the importance of staging?? Because it works!!! Ever since my first listing in 2016, I have ALWAYS spent more time than you would believe organizing, rearranging, and accessorizing my sellers' homes. It's actually one of my favorite parts of being a real estate agent. If you don't believe me, take a look below to see what I mean.

A well-loved home with two busy parents, three kids and a dog.
Several days' work and many hours spent yielded an amazing outcome.
RESULT: This home was on the market for only four days, and sold for $10k above our asking price.

A new chandelier, curtains & rug removed, chairs reupholstered by the homeowner, artwork from HomeGoods, and simple accessories on the table & buffet. Now you can focus on the beautiful architecture, moldings, and the large window.

Rug removed, a new light fixture, a different table (from another area of the house), artwork from HomeGoods, and a small faux plant.

New throw pillows added (from WalMart), chair swapped out with smaller one from another area of the house, basket added next to fireplace to hide wires, rug behind larger sofa removed, simple mantel & coffee table decor added, narrow table & lamp added below photos, floor lamp removed. The cubbies behind the larger sofa were moved into the garage just outside the kitchen to create a "mudroom" space for shoes and backpacks.

This area was perhaps the biggest transformation with minimal investment. Here's what we did: cleared all counters and added simple decor, new table purchased by the homeowner from consignment shop and painted white, bench seat painted white, cushions removed and two throw pillows added, bistro chairs brought in from my staging inventory, trim touched up, and that's it!

Playrooms are tough to keep neat, but here's what we did to make a big difference in this space: removed bins with extra toys, walls & shelves simplified, extra desk removed, and bookshelves color coordinated in rainbow order. Zero dollars spent on this space!
